Lake Land Reconsidered

Minnesota, renowned for its profuse lakes, retains some of America's best lakeside property. This highly desired land becomes the perfect site for a summer home, lake house, or permanent residence. However, one must be careful selecting these lakeside paradises. What seemingly appears to be a lavish lagoon or peaceful pond could end up a tumultuous site for obnoxious motorists and nasty insects. Several factors necessitate careful consideration before Minnesota lake land should be purchased.

Lake Front vs. Lake View

First, there are two different types of lake land: lake front or lake view. Lake front land is property right on the lake shore. This is advantageous for water sports enthusiasts as the water easily accessible. Boats and boating gear can be kept at home. If you have small children, however, you want to consider safety issues. Also check about flooding. Lake front property is always a little pricier as well.

Boisterous Boaters

Another factor to consider is whether or not the lake allows power boats. This all depends on personal preference. If a more peaceful setting is desired, a Minnesota lake with no power boats would be best. Also, Minnesota lakes vary in accessibility. If lake front land isn't for you, ease of public access might be important.

Chill Factor

Some Minnesota lakes keep frigid temperatures year round. If swimming is something you want to be able to do - at least comfortably - you should inquire the lake's seasonal temperatures. And finally, of course, the view. An advertisement for peaceful lake front property could be just that, but without the scenic vista you imagined. Instead, your deck could end up facing the paper mill across the water.

Think Before You Buy

Lake land isn't always as attractive as one might think. If the land is not carefully inspected and these factors considered, you might realize lake land isn't for you, but it could be too late.
