Buying a home is one of the most stressful decisions and individual or couple can make. If you are moving from another part of the country to Minnesota, buying a home can be even more stressful. When searching for homes on MN MLS (Multiple Listing Service) Web sites such as Realtor.com, you can avoid falling into three of the most common buyer traps.

One of the first mistakes people make when searching MN MLS sites is they look at all of the pictures of homes for sales, even the ones they can't afford. Instead of going on virtual tours for million dollar homes, figure out the most you can afford and don't look at more expensive homes. Although it's tempting, you are setting yourself up for disappointment and if you rationalize a purchase, you may end up making a mistake like financing the home with an interest only loan or taking out a 40-year mortgage. Don't fall in love with a home you can't afford to buy.

Be skeptical about MLS listings

When you read the descriptions for MN homes for sale on MN MLS sites, the reports may sound glowing. Everyone who is trying to sell a home lists the most positive aspects about the home. It's similar to reading a person ad on a dating site. Most people won't tell you about their bad habits. Even when you visit the house in person, it's like a first date. The homeowner has made special care to make everything look new. Just be skeptical about MN MLS listings so you are happy with the home you decide to purchase.

Don't pay the MLS asking price

The third biggest mistakes homeowners make when using the MN MLS sites is assuming they have to pay the asking price. Along with paying full price, many buyers do not realize they can receive perks and incentives when purchasing a home from a motivated seller or a new homebuilder. Don't miss out on a free cruise, new car or closing costs paid by neglecting to ask if there are any incentives for buying a particular home.

Remember buying a home is probably the biggest investment most people will ever make. If you would negotiate with a car salesman, why not negotiate the purchase of your home?
