Does City Hall Want Some Commercial Real Estate?

Sometimes a city's redevelopment agency would like to have a certain piece of commercial real estate. There could be various reasons for that. The agency might want to offer the real estate to another business that has sold former business property to the City. Following that sale, the city would be obligated to find some replacement property for that business person. Sometimes, too a commercial property could exist on the border of a city. In that case, purchase of the commercial property would help the city to make sure that even its borders had a quality environment.

Where Do You Plan to Advertise Your Commercial Real Estate?

At the present time, the owner of commercial real estate can not rely on the traditional advertising methods to sell a property. In today's market, use of the Internet is vital. The owner of the commercial real estate must make sure that information about the property for sale can be obtained by potential buyers who conduct their search online.

Can You Find Proof that Publicity Is Given to Local Commercial Property?

When someone invests in a commercial property and starts a new business in an area, that business owner would like to have the local media take notice of his or her new business. If a seller can show that the local media does indeed provide that sort of coverage, then the property will become more desirable. Evidence of potential publicity could help an owner of commercial property to sell that property faster.

Emphasize Any Extras on the Commercial Property

If the commercial property for sale is a waterfront rental or a vacation property, then nature has given that property an important "extra." Nature has given that property access or proximity to sky tinted waters. The seller of that property must emphasize that extra. If the property has a billboard above it, then that too would be an extra. Any literature on the property should mention the fact that a potential buyer could make extra money by leasing use of that billboard.

A Caution about Extras on Commercial Property

While a billboard over top of a commercial property does offer a big extra, not all billboard areas on a property are valuable. For example, a wall of the property that is used as a billboard might not be such a valuable feature. Sometimes the owner of such a property will be sued by the city for using that wall as a billboard. The potential owner would therefore need to proceed cautiously before deciding to go ahead with the purchase of such a property.
