If the property has a billboard above it, then that too would be an extra. Any literature on the property should mention the fact that a potential buyer could make extra money by leasing use of that billboard.

A Caution about Extras on Commercial Property

While a billboard over top of a commercial property does offer a big extra, not all billboard areas on a property are valuable. For example, a wall of the property that is used as a billboard might not be such a valuable feature. Sometimes the owner of such a property will be sued by the city for using that wall as a billboard. The potential owner would therefore need to proceed cautiously before deciding to go ahead with the purchase of such a property.
