Now, obviously a piece of property is either sold or available, but a person's level of interest increases in a piece of property when the sign reads, "sale pending." While you should not state your Minnesota property has a sale pending on MLS when it does not, you can create a feeling of urgency in other ways. You can give your Realtor a few suggestions for how to phrase the description when she goes to list your property on MLS. Encourage him or her to use phrases such as, "Five acres with mature trees too beautiful to last." Use Subjective Words To List Property

Some words are subjective, meaning no one can say a neighborhood is not really "elite" or "coveted." But you have to be honest. Don't list your Minnesota property on MLS as being 3 acres when it is actually 2.7. That's an objective fact, and you need to stick with the facts. Play up the fact it's a seller's market. Again, it's a subjective term. A seller's market just means the trend is that buyers have to compete for the property because there is not a lot of property available. When it comes to available land, most people feel developers are eating up properties. Use that to your advantage when you list your Minnesota property on MLS.
