Good Minnesota Property Is Hard To Find
Without a doubt, it's hard to find decent land at an affordable price in Minnesota and other parts of the country. Available land is shrinking as developers built retirement homes for baby-boomers and first homes for their children. Baby-boomers are the first generation to snub the idea of retiring to humble mobile homes in Florida. Instead, they often want two homes. When you list your Minnesota property on MLS, draw attention to the fact that there is less land available now than 10 years ago so people will be willing to pay a premium.
Create Feeling Of Scarcity When You List Your Minnesota Property On MLS
List Property As Nearly Sold
Now, obviously a piece of property is either sold or available, but a person's level of interest increases in a piece of property when the sign reads, "sale pending."
While you should not state your Minnesota property has a sale pending on MLS when it does not, you can create a feeling of urgency in other ways.
You can give your Realtor a few suggestions for how to phrase the description when she goes to list your property on MLS. Encourage him or her to use phrases such as, "Five acres with mature trees too beautiful to last." Another example would be, "Hurry before someone else grabs this incredible opportunity for 2 acres of prime real estate in an elite neighborhood."
Use Subjective Words To List Property
Some words are subjective, meaning no one can say a neighborhood is not really "elite" or "coveted." But you have to be honest. Don't list your Minnesota property on MLS as being 3 acres when it is actually 2.7. That's an objective fact, and you need to stick with the facts. Play up the fact it's a seller's market. Again, it's a subjective term. A seller's market just means the trend is that buyers have to compete for the property because there is not a lot of property available. When it comes to available land, most people feel developers are eating up properties. Use that to your advantage when you list your Minnesota property on MLS.
